Standard commercial property policies include a clause that if a building become vacant for a set amount of time coverage under the policy will no longer respond in the event of a claim. In the insurers eyes the risk associated for the property has now changed and it no longer fits the standard ‘box’ it was initially rated in. The vacancy increases the risk grade because there is no supervision on the property. Depending on the insurance company and the length of time the property will be vacant, the underwriter may agree to simply endorse the policy with a vacancy permit for a few months until the new tenant takes occupancy. If this is not the case and either the underwriter requests the building to be insured elsewhere or the length of vacancy exceeds the appetite of the standard market we are here to help.
